Not a brochure — a recording of a working system. Fourteen real admin screens covering tenants, units, occupancy, rent and expenses. Then the honest India price, and why a video marketed to builders and brokers never once shows a property listing.
Property management software replaces the rent register a landlord or manager runs on with one system every tenant, unit and payment routes through, instead of a spreadsheet the accountant reconciles by hand. The video below is a recording of a working system, not a slideshow: 14 real screens in 4 minutes 4 seconds — tenants, units, occupancy, recurring rent, invoices, expenses and a monthly profit and loss view. In India, deployment starts at ₹1,00,000 with maintenance from ₹3,000/month, and a from-scratch custom build of the same scope is a 6–16 week project. One honesty check first: this video is marketed to “Builders, Brokers & Property Agents” with claims of property listings and lead capture — of the five features named in its own description, zero are fully shown on screen. There is no property listing, no enquiry form and no site-visit tracker anywhere in the recording. What it actually is: a rental ledger for units already let out.

Before you price any property system, ask the owner, the accountant and the tenant the same question about one unit: how much rent is currently owed, and when does the lease come up for renewal. If all three answer the same way without checking a spreadsheet, software will not pay for itself yet. If any two disagree, or someone has to call the tenant to find out, that is exactly the gap a shared rent ledger closes — and it is worth more than any feature on a vendors comparison sheet.
ZoopCoder is paid to deploy these systems, and the rule above tells a share of readers — a landlord with three or four units already tracked correctly — not to buy one yet. That is deliberate. A portfolio that installs software nobody actually opens ends up paying for it while the same spreadsheet keeps running the books anyway.

Fourteen of the sixteen recorded screens are real product screens. The other two are an English/español language switcher — interface furniture, not a feature.
| Screen | What it actually does |
|---|---|
| Tenant / Tenant History | The current tenant record for a unit, plus a history of who occupied it before |
| All Unit / Occupancy | The list of managed units and whether each is occupied or vacant |
| Recurring Setting | Sets up rent as a repeating monthly charge per unit, rather than re-entering it every cycle |
| All Invoices / Expenses | Rent invoices raised per unit, and running costs logged against the portfolio |
| Loss / Profit By Month | A monthly rollup of income against expenses across the portfolio |
| Maintenance Request | A logged repair or upkeep request against a unit |
| Notice Board | Announcements posted to tenants or staff |
| Contact List | A static list of contacts — no enquiry form or lead status field attached to it |
| Staff Users / Role & Permission | Role-based staff logins for whoever operates the system day to day |
This video is captioned for “Builders, Brokers & Property Agents” and names five features. Judge each against what is actually opened on screen, not the caption.
| Claimed feature | On screen in the recording? | What is actually shown |
|---|---|---|
| Property listings with photos | Not shown | All Unit is a plain unit list — no photos, no public listing page, nothing to market a vacancy with |
| Enquiry and lead capture | Not shown | A Contact List exists, but no enquiry form, lead source or follow-up status is ever opened |
| Agent and owner logins | Half-shown | Staff Users and Role & Permission give role-based logins, but no distinct agent role or owner-facing portal is demonstrated |
| Site visit and follow-up tracking | Not shown | No site-visit, viewing or follow-up screen appears anywhere in the recording |
| Booking and payment records | Half-shown | All Invoices and Expenses cover payment records, but no booking or reservation screen for a unit exists |
Net result: zero of five claimed features are fully shown, two are half-shown, three do not appear at all. What the recording actually demonstrates well is the back-office side — tenants, units, recurring rent and monthly profit and loss — not the front-office side the title promises to builders and brokers.
Renting out property in India carries obligations no screen in this demo touches: TDS on rent above the statutory threshold under Section 194-I or 194-IB, stamp duty and registration on the rent agreement itself, GST on commercial rent once it crosses the exemption limit, and RERA-linked project records if the portfolio includes under-construction builder inventory. If your portfolio needs any of these tracked inside the system rather than handled separately by a chartered accountant, say so when you ask for a quote — it changes the scope and the price.
These are ZoopCoder’s own published numbers, from the pricing page — not a market survey. Your exact figure comes from a fixed written quote, returned in 24–48 hours.
| Route | What you get | Price | Time |
|---|---|---|---|
| Deploy & configure the system in this video | Tenant, unit, occupancy and recurring rent records, invoices, expenses, your branding, staff trained | From ₹1,00,000 | Weeks, not months |
| Custom build from scratch | Built to include what this demo does not — public listing page, enquiry and lead capture, online rent collection, TDS-ready accounting | Custom software, from ₹1,00,000 | 6–16 weeks |
| Keeping it running | Security updates, backups, bug fixes, support — Basic / Professional / Enterprise | ₹3,000 / ₹8,000 / ₹15,000+ per month | Ongoing |
| Included either way | Full source code and database ownership, documentation, 30 days post-launch support, staff training | ₹0 extra | — |
Payments follow the standard schedule — 30% at kickoff, 40% at the mid-project milestone, 30% on delivery. Build times match the window in our timeline guide, where every three days you take to approve a stage adds roughly a week to the calendar.
Not unit count. Four things, in this order:
It gives a landlord or property manager one shared record of tenants, units and rent, instead of a spreadsheet passed between the owner and the accountant. Tenants, units, occupancy, recurring rent, invoices and expenses are all shown in the demo above — 14 real screens in 4 minutes 4 seconds.
Deployment and configuration starts at ₹1,00,000, maintenance runs ₹3,000 / ₹8,000 / ₹15,000+ per month by plan, and a from-scratch custom build of the same scope is 6–16 weeks and priced as custom software. A public listing page, online rent collection and TDS-ready accounting each add to that, and none of them is in this recording.
A configured deployment is weeks; a custom build is 6–16 weeks. The software is rarely the bottleneck — entering every unit, tenant and rent-due record correctly before go-live is, because a wrong rent figure is the fastest way to lose an owners trust.
Yes — source code, database and project files, with documentation, handed over as part of the quoted price and no release fee. Get this in writing from any vendor. A vendor who keeps the code and hosts it only on their own account can effectively hold every tenant and rent record hostage to a renewal fee.
For a handful of units already tracked correctly in a spreadsheet, usually not. The honest test is whether the owner, the accountant and the tenant give the same answer about how much rent is owed on any one unit. If a system is needed to keep those three in agreement, it pays back. If one spreadsheet already does, it will not.
Send us your unit and tenant count, and which screens from the demo you actually need. We come back with an itemised, fixed-price quote within 24–48 hours — including what we would leave out to bring the number down, and what year one costs to run.
